We work with a small number of private partners who want their capital secured against a tangible asset on terms agreed in advance — not a share of an uncertain outcome.


The principles

What the arrangement is — and is not.

A fixed return, agreed up front

The rate and the term are set out in writing before any funds move. It does not flex with the valuation, the sale price or the performance of the project.

Secured by legal charge

A charge is registered against the property at HM Land Registry, prepared by your solicitor and ours. It is a matter of public record and sits ahead of our own interest in the asset.

Debt, not equity

We do not offer profit shares, equity stakes or partnership interests. You are lending against an asset on fixed terms, not buying into a venture.

Independent representation

We expect partners to instruct their own solicitor and take their own advice. An arrangement nobody has independently reviewed is not one we want.

Why fixed return

Risk should sit with the operator.

Profit-share structures sound attractive until a refurbishment overruns or a valuation comes in light. At that point the investor discovers they were carrying delivery risk they were never in a position to manage.

A fixed return removes that ambiguity. If the works cost more than budgeted or the valuation disappoints, that is our problem — the agreed return does not change. It is a less exciting proposition, and that is rather the point.

The process

How a conversation becomes an agreement.

Introduction

An initial conversation about the model, the geography and what you are looking for. No documents, no commitment.

Information pack

If the model fits, we share a written pack covering the structure, the security arrangement, the current project and the terms under consideration.

Heads of terms

Terms are documented in writing and sent to both solicitors. Nothing is agreed on a handshake or a phone call.

04

Completion and charge

Funds are transferred solicitor to solicitor, and the legal charge is registered at HM Land Registry.
